Due Diligence

We begin our typical due diligence examination by comparing the provided plans with geographical information system maps and available land records.

Due DiligenceProfessional Property Services, Inc. (PPS) believes in the importance of beginning an acquisition project with all of the correct information. To do this, PPS completes due diligence activities at the very outset of parcel assignment. We think this is a necessary first step in the acquisition process as it sets the project timeline off on the right track by catching errors and omissions early so that they can be corrected without setting the project schedule back.

We begin our typical due diligence examination by comparing the provided plans with geographical information system maps and available land records to create a project line list, or list of properties affected by a project. This process is conducted by our trained administrative staff in conjunction with the assigned land/acquisition agent. If errors, omissions, or other issues are found, PPS will present possible solutions or corrections to the client.

Another very important element of our due diligence program is review of title information, which provides history of ownership. PPS researches and analyzes such documents of record to ascertain information from relevant records. Some examples of essential information commonly discovered during this research could include:

  • Additional owners
  • Leasehold interests or other parties of interest
  • Restrictive covenants
  • Legal description of properties
  • Width and length of right-of-way
  • Various Easements and Easement amendments
  • Encumbrances
  • Assignments
  • Ingress and egress
